  • DC Ranch, Silverleaf, Grayhawk, Troon, Desert Mountain, Terravita: master-planned and guard-gated communities built into the high desert from the 1990s on. Newer construction, view lots, club life, and the longest drive to everything else.
  • Choose it if: golf, gates and mountain views are the point
  • Choose it if: you want newer construction and community amenities over central convenience
  • Choose it if: club culture appeals, several communities effectively come with one

Central Scottsdale (85254, 85258, 85259, 85260)

  • McCormick Ranch, Gainey, Scottsdale Ranch, Kierland-adjacent: the 1970s-90s greenbelt city with lakes, bike paths, mature landscaping and the shortest average drive to anywhere in the Valley. The fastest-selling quadrant in Scottsdale.
  • Choose it if: location efficiency wins: 15 minutes to Old Town, the 101 and the airport corridor
  • Choose it if: established neighborhoods with mature trees beat new desert landscaping for you
  • Choose it if: pace matters, Central zips sold in 45 to 52 days, the fastest in the city

The honest split.

Per square foot they overlap far more than the medians suggest, 85258 at $525 actually tops 85255's $518, because North's larger homes inflate its medians. What you are really choosing is desert edge against greenbelt middle, and commute math against club life.

Pace favors Central decisively: 45 to 52 days against 57 to 79. North's premium communities sell patiently to a national buyer pool; Central sells fast to people who already live here and know exactly what McCormick Ranch is.
