Camelot Homes’ Shadow Ridge near Tom’s Thumb offers 4,190 to 6,046 sq ft on lots up to an acre and is down to its final homesite. Toll Brothers at Cavasson, 136 three-story residences of 1,965 to 2,672 sq ft with rooftop terraces at Hayden and the 101, opens sales in late 2026 from about $1.03 million. Four Types of New Construction. Each One Different.
Not all new construction is equal. The product type sets the pricing structure, the risk, the warranty terms and the resale path, and Anne Sostman of The Brokery starts every new-construction search by naming which of the four types a buyer is actually evaluating.
The builder’s premium on a spec build is not the same as the construction cost on a custom build. The warranty on a production home is not the same as the warranty on a one-off custom estate. The due diligence is specific to the product type.
