Selling At Your Standard.

The Brokery

Luxury homeowners deserve an agent who has lived their life, not just studied it. I came into real estate from marketing: a degree from Cal State Fullerton, the worldwide marketing and creative advertising department at Sony Pictures International, and 15 years leading business development and sales management for automotive groups. I still own a marketing firm today. That background is not a footnote in my bio. It is why my sellers get a home positioned for a specific buyer instead of simply listed.

“I understand the cadence of executive life. I understand the standard. And I understand what it means to handle something properly, without requiring oversight or reminders.”

The Background

Marketing First. Then Real Estate.

I studied marketing at Cal State Fullerton and went straight into the worldwide marketing and creative advertising department at Sony Pictures International. From there I joined a technology startup that was later acquired by CBS Entertainment. Then I moved back to Las Vegas and spent 15 years in the automotive industry, most of it as Director of Business Development for automotive groups, leading business development and sales management, where the job was building the marketing that grew the business.

Every one of those roles was the same work in different clothes: understand who the buyer actually is, work out what will move them, and build the campaign that does it. That is also the job of a listing agent, though very few treat it that way. Most agents price a home, photograph it, and put it on the MLS. Pricing is the easy part. Positioning is what determines whether the right buyer ever sees it.

I still do that work. Alongside real estate I own Spark Noir Creative, a marketing firm that builds highly strategic, customized marketing plans for individuals and companies. Your home gets the same treatment: a plan built for the specific buyer it needs to reach, not a template with your address dropped into it.

When I transitioned to real estate, I brought that approach with me. The clients I work with are executives, business owners, and professionals who have succeeded at a high level and expect the same standard from the people they hire. They do not want to manage their agent. They do not want to chase updates. They want the transaction handled with the same competence and discretion they bring to their own work. That is what I deliver. Not as a promise on a website. As a daily practice.

Earned Understanding
I have lived the executive life my clients live. I understand the demands on their time, the standard they hold, and the way decisions are made at that level. That understanding is not trained. It is earned.
Effortless Precision
Every detail is handled before you ask about it. Market analysis, pricing strategy, marketing execution, negotiation, and closing logistics are managed with the precision that complex transactions require.
Confident Transparency
I will tell you what your property is worth and why. If we disagree on price, I will show you the data and explain what happens at your number versus the number the market supports. The conversation is always honest.
Marketing Fluency
Most agents outsource marketing and hope. I built campaigns at Sony Pictures and ran business development and sales management for automotive groups before real estate, and I own a marketing firm now. I direct your listing strategy myself, which means I can tell you why a campaign is or is not working, and change it, inside the same week.

Where I Work

Four Markets. Genuine Depth in Each.

I concentrate my practice in four markets because depth matters more than breadth. I know the streets, the pricing micro dynamics, the buyer profiles, and the preparation standards for each one.

Primary Market
Old Town Scottsdale
The cultural and lifestyle epicenter of the Valley. Walkable, vibrant, and home to some of the most competitive luxury inventory in the Scottsdale market. Buyers here pay a meaningful premium for proximity and lifestyle, and sellers need an agent who understands exactly what that premium is worth.
Primary Market
South Scottsdale
Twenty distinct communities, each with its own buyer profile and pricing dynamics. From the established ranches of Scottsdale Estates to the mid century character of Park Scottsdale to the hidden enclave of Vista Bonita, South Scottsdale rewards agents who know it at the street level.
Primary Market
Paradise Valley
Arizona’s most exclusive residential community. One acre minimum lots, 29 distinct enclaves, and a market where discretion, pricing precision, and private network access determine whether a property closes at its number or sits. Entry point firmly in the $2M to $5M range.
Primary Market
Arcadia
The most design literate buyer pool in the Valley. Camelback Mountain views, mature citrus groves, and a preparation standard set by California relocators who know exactly what quality looks like. Arcadia Proper versus Arcadia Lite is the pricing distinction that matters most.

How I Work

What Working With Me Actually Looks Like.

Not a list of promises. A description of how I actually operate, every transaction, every client.

How The Work Gets Done
You Get Me, Backed by a Team
I lead every transaction personally. Strategy, pricing, negotiation, and the conversations that decide the outcome are mine, and when you call, I answer. Behind me is the team that makes that standard possible: photographers, videographers, stagers, campaign support, and transaction coordination. You are never handed off to an assistant to manage your sale, and nothing sits waiting on one person to do everything.
Pricing
Neighborhood Level CMAs
Detailed comparative market analyses at the neighborhood level, not the zip code level. I price against the specific competitive set your property will face, and I run net proceeds calculations before you commit to a number. The number on the listing and the number in your account at close are different. Both matter.
Marketing
Positioned, Not Just Listed
I hold a marketing degree and direct the strategy myself instead of handing your listing to a brokerage template. Professional architectural photography, cinematic video, targeted digital campaigns, strategic print placement, and staging coordination are baseline. Each property receives a plan built for the specific buyer it needs to reach, executed by a production team I direct. No two properties attract the same buyer the same way.
Off Market
Private Client Network
A curated network of qualified buyers and sellers who prefer to transact privately. Properties in the network are marketed to vetted buyers before they reach public listing platforms. For sellers who value discretion and control. For buyers who want access to inventory that never appears on Zillow or Realtor.com.

Common Questions

Questions Sellers Ask Most.

What areas do you specialize in?
I concentrate my practice in Old Town Scottsdale, South Scottsdale, Paradise Valley, and Arcadia. Depth matters more than breadth. I know the streets, the pricing micro dynamics, the buyer profiles, and the preparation standards for each market at the level required to price accurately, market effectively, and negotiate from a position of genuine knowledge.
Do you work with buyers and sellers?
Yes. I represent both buyers and sellers across my primary markets. For sellers, the process begins with a detailed comparable analysis and a custom marketing strategy. For buyers, it begins with understanding your specific requirements, your timeline, and the neighborhoods that match your priorities. Both sides receive the same standard of preparation and communication.
What is the Private Client Network?
A curated network of qualified buyers and sellers who prefer to transact privately. Properties in the network are marketed to vetted buyers before they reach public listing platforms. For sellers who value discretion and control over their listing exposure. For buyers who want access to inventory that never appears on Zillow or Realtor.com.
How is working with you different from a team?
You work with me, and I lead every transaction personally. Strategy, pricing, negotiation, and the decisions that determine your result are mine, not delegated. Behind me is a team that makes that standard possible: photography, video, staging, campaign management, and transaction coordination. You are never handed to an assistant to manage your sale, and you are never waiting on one person to do everything. That combination is deliberate. It is how a boutique practice delivers the responsiveness of a small operation with the execution of a large one.
What does your marketing look like?
I hold a degree in Marketing from Cal State Fullerton, started my career in worldwide marketing and creative advertising at Sony Pictures International, and spent 15 years leading business development and sales management for automotive groups. I own a marketing firm today and direct the strategy for every listing myself rather than outsourcing it. Professional architectural photography, cinematic video, targeted digital campaigns, strategic print placement, and staging coordination are baseline. Each property receives a plan built for its specific buyer profile and submarket, because no two properties attract the same buyer the same way. I can also tell you why a campaign is or is not performing and change it mid listing, which is the part most sellers never get.

The Personal Side

Beyond the Transaction.

I grew up in Las Vegas, played basketball competitively, and eventually found my way to Scottsdale with two spirited Pomeranians who have strong opinions about everything… and bite your ankles.

I am also a published novelist. My first book, The Iyanndyre Born, a young adult fantasy published in November 2025, came out of the same instinct that took me into entertainment marketing years before real estate. So if you come across another Anne Sostman online, writing fantasy or credited on a film, that is me too. Same person, different chapter.
