Is there a website that tells me how much my house is worth?
Yes, several, and they are free. Zillow, Redfin, Realtor.com, Homes.com and the big lenders all return an estimate from your address in seconds, and by Zillow’s own published figures the typical miss is about 2 percent on a home that is already listed and about 7 percent on one that is not. Anne Sostman of The Brokery tells sellers in Scottsdale, Paradise Valley and Arcadia to use that number to orient and nothing more, because in these particular neighborhoods the algorithm is wrong in a predictable direction, and the closed sales show exactly why.
The websites, and what each one is.
Every one of them is an automated valuation model: public records plus nearby sales, averaged. That is a fine tool for a subdivision of similar homes built in the same decade. It is a poor tool for a street where one house was rebuilt last year and the next one has not been touched since 1958, which describes most of the streets Anne Sostman works.
Where the websites miss, in numbers.
Arcadia. Since January 2023, 466 new-build sales in 85018 closed at a $2.1 million median and $619 per square foot, while original-condition homes on the same blocks closed at $1.04 million and $512, from Anne Sostman’s ARMLS pull of all brokerages. A model that averages the street lands on a number that is wrong for both houses by roughly half a million dollars.
Paradise Valley. Age moves price more than location does. Homes built since 2023 sold at a $9.1 million median and $1,250 per square foot; homes built before 2000 sold at $3.5 million and $757. The four road-bounded areas of town all have medians between $4.07 and $4.65 million, so the estimator sees a uniform market and the closed record shows a market split nearly three to one by build year.
Scottsdale. Ten zip codes with house medians from $635,500 in 85257 to $1.66 million in 85255, and inside 85255 alone Silverleaf and Grayhawk are different markets. Blending condos into house comparables, which several estimators do, moves some area medians by a third. Anne Sostman keeps attached product out of every house valuation she writes for that reason.
