- Choose it if: you are buying land value with a long horizon
- Choose it if: your budget clears $2.5M comfortably, where Proper's inventory begins
Arcadia Osborn (Lower Arcadia)
- Indian School Road to Thomas Road, 40th to 56th Street. The city recognizes it by name, and the market treats it as Arcadia's serious entry: the highest sales count of any pocket, remodeled ranches, and the 40th Street line to its west worth 43% all by itself.
- Choose it if: you want Arcadia schools-and-restaurants adjacency at close to a third of Proper's median
- Choose it if: volume matters: 128 sales a year means real choice and real comparables
- Choose it if: you are betting on the pocket that appreciates as the premium pockets push buyers south
The honest split.
Proper is where Arcadia's value is stored; Osborn is where it is still being created. The $531 per foot against $829 is the whole story: Osborn buyers get the lifestyle adjacency while the land premium stays north of Indian School.
Sellers read it in reverse. Osborn clears at 97% of ask in two months because its price point has the deepest buyer pool in the zip; Proper's holds value magnificently but asks for patience.
