Scottsdale Arcadia
- Camelback Road to the canal, 64th Street to Scottsdale Road, inside the City of Scottsdale. The same irrigated-lot DNA as Proper at half the price, with Scottsdale services and the 85251 tax base. A small market: 31 house sales a year.
- Choose it if: you want irrigated-lot Arcadia character with a Scottsdale address
- Choose it if: the roughly 50% discount to Proper funds the renovation you would do anyway
- Choose it if: a small, patient market suits you, 80 days median, thin inventory
Arcadia Proper
- The 1919 plat west of 68th Street: the original flood-irrigated estate core, the deepest canopy, and the name every corridor listing tries to borrow.
- Choose it if: provenance matters, the original plat carries the brand
- Choose it if: maximum land value with builder demand under it
- Choose it if: your budget reaches the market where the trophy inventory actually lives
The honest split.
The city line does real work: crossing it saves roughly $208 per square foot for the same canal-and-canopy life. Scottsdale Arcadia is the corridor's best-kept arbitrage for buyers who care about the lifestyle more than the plat.
It is also a much thinner market, 31 sales against 82, and thin markets reward patience and punish urgency in both directions. Sellers there should price from its own comparables, never from Proper's, a mistake the 80-day median suggests some listings are already making.
