There is no subdivision to drive through; builders buy 1950s ranches on flood-irrigated lots between 44th and 68th Street, take them to the slab and deliver 3,000 to 6,000 square foot transitional homes under Camelback Mountain. The trophy tier. Half-acre-plus irrigated lots south of Camelback Road are bought for land value, cleared and rebuilt as 5,000 to 7,000 square foot estates. The Arcadia plat itself, where most sales are recent builds (median year built 2018), closed at a $4.3 million median and $857 per square foot on 24,000 square foot lots. Thomas James Homes, the nation’s largest single-lot builder, currently lists Valley homes from $3.2 to $4.96 million at 3,933 to 6,217 square feet; Cullum Homes and other custom builders work the same streets. Arcadia Lite
Where the volume is. Smaller 6,000 to 9,000 square foot lots east of 44th Street and north of Camelback carry the same address cachet at a third of the land cost, and builders replace one ranch at a time with 3,000 to 3,800 square foot spec homes. The rebuilt plats tell the story: Rancho Del Monte at a $1.9 million median, Villas at Baker Park $1.87 million, Camelback Way $1.4 million, Paramount Vista $1.32 million, Manor $1.21 million, all with median build years of 2013 to 2019. Read it this way: a rebuilt Arcadia home sells for twice the price of the ranch it replaced, but only 21 percent more per square foot. The rest of the premium is size, and the lot itself is worth almost twice as much once the new house is on it. Arcadia Lite, east of 44th and north of Camelback, has 6,000 to 9,000 square foot lots and 3,000 to 3,800 square foot spec homes at a third of the land cost. Should I tear down and rebuild or renovate an Arcadia home?
The closings say a new build sells for 2.02 times the original-home median but only 1.21 times the price per square foot, so the premium is mostly size, and the lot under a new home is worth 1.96 times as much per square foot.
