Where It Began
The 1919 Plat, and What Survived It.
The Jordan, Grace and Phelps Land Company platted this ground in 1919 and marketed it as the only large scale upper class rural estate development in the central Salt River Valley. That original plat is why the lots here are the largest in the Arcadia area, frequently over an acre.
Many still carry original postwar residences by prominent Arizona architects, recognised examples of midcentury modern, Pueblo Revival and early contemporary desert architecture. Turnover among them is very low and ownership is often generational, so when one reaches the market it draws a specific and well informed buyer.
That scarcity is the counterweight to everything below. What cannot be replicated is precisely what new construction cannot offer.
What Is Changing
The Rebuild Wave Is Redefining Arcadia Proper.
Original condition lots almost never reach the open market unrenovated, and the ones that do tend to trade inside a month. Buildable irrigated land inside these four streets is structurally limited, so builders compete for it directly.
The result is a neighborhood being rewritten in place. Original ranches come down and are replaced by transitional and warm modern custom estates, frequently three to four times the original square footage on the same lot, built around floor to ceiling glass, indoor outdoor pool programs and Camelback view orientation. A teardown runs roughly twelve to twenty four months from permit to certificate of occupancy.
Builders working in the area include Cullum Homes, Calvis Wyant, Thomas James Homes, Bedbrock Developers, Sever Custom Homes and Carmel Homes, alongside a number of smaller boutique shops.
What that does to value is measurable. Over the twelve months to 27 July 2026, Arcadia Proper recorded 79 sales at a median of $3.1M, $819 per square foot, closing at 95% of list in a median 76 days (ARMLS). New construction sits above that median. Original condition homes on large irrigated lots are increasingly priced on the land beneath them rather than the house standing on it.
