How long does it take to sell, really.
The honest answer from 5,600 local closed sales is not a number, it is a fork: about a third of homes go under contract inside a month, and about a third take more than three. Which side of the fork your home lands on is mostly decided before the sign goes in the yard.

What decides the fork is documented on the pricing page: homes priced right at the start went under contract in about a month at 96 to 98 percent of original ask. Homes that had to cut first took three-plus months and kept 85 to 90 percent. Season moves the timeline by a couple of weeks; the list price moves it by months.
