“Best in Phoenix” Is the Wrong Unit.

Phoenix closes tens of thousands of home sales a year across markets that share almost nothing: Arcadia's lot-value and renovation math, North Central's historic streets, the Camelback corridor's luxury band, and a hundred subdivision markets that behave like each other and nothing like those three. An agent's skill is local. So is their comparable data, their buyer network, and their pricing instinct.

That is why directory lists of the top Phoenix agents mostly rank marketing budgets. The working answer to “who should I hire?” is a method, not a name: test candidates for fluency in your pocket and honesty in their numbers.

Test 1: The Pocket
Ask what is active, pending, and recently closed within a mile of your address, and what separates the pendings from the sitters. Fluency answers in streets and specifics.
Test 2: The Record
