The algorithm sees one market. There are at least three.
Automated valuation models work by comparison. They pull a radius around your address, match on square footage, and average what they find. That works in a subdivision where every house came from the same builder in the same year.
None of these three markets is that. Arcadia puts an original 1950s ranch, a down-to-the-studs renovation and a scraped-lot new build on one block. Scottsdale runs thirty miles north to south with a different buyer at each end. Paradise Valley is custom homes on acre lots where the nearest genuine comparable may be months old and half a mile away with a different view corridor.
